They are definitely on the rise in New Jersey.  It's unfortunate as to what is going on in today's market.  A lot of people are in trouble and we meet with an average of two to three clients a week that are having problems with making their mortgage payments.  Some we can have our mortgage specialist refinance them and help them keep their house, others we help them sell their house quick so they can save their equity, and then there are those that have no  equity at all and they actually owe more than what the house is worth.  In those situations, we help them by doing a short sale. 

Also, if someone wants to keep their house and their loss of income is temporary due to a disablitiy or loss of job, we recommend the homeowner to call the bank themselves and ask them to do a loan modification.  The bank will most likely work with you.  They will let you repay the missed payments over the course of a few months.  Also, the lender may change the terms of the loan so the borrower can afford the payments. For example; they might change your terms from a 30 year loan to a 40 year loan, or lowering your interest rate.  The missed payments, plus penalties and other costs are rolled into the principal amount and spread out over a longer period.

Radon Testing

I came across this article about Radon Testing today as I was eating lunch and I thought it would be a good idea to make everyone aware of it.  Not too many of us really perform this test when we buy properties and it might actually make sense to do so to be safe.  Radon gases are invisible and you can't smell it so it's hard to tell if you have it in your house until you run the test.  The test itself is fairly simple and not expensive at all.  It can cost about $15 to $50 to do it yourself or $50 to $200 to hire a certified professional.  That is a cheap price to pay to have the peace of mind that your health is not being affected by these gases.  Radon gases have been linked to many cases of lung cancer and it's not something that should be taken lightly.  If you want, read the whole article about this story here: http://www.app.com/apps/pbcs.dll/article?AID=200771128066

Thanksgiving

Well, it's Thanksgiving and most of us are sitting around right now so stuffed that we can't even move.  We hope you all had a great Thanksgiving and that you were able to spend it with your family and friends.  Yet as most of us are enjoying our turkey, there are those unfortunate people that are facing foreclosure.  The reason I say that is that as I was eating my turkey dinner today, I got a call from a young lady begging me for help with her house.  Yes, I did answer my phone and I tried to calm her down as I took down her information. Honestly, it was a quick reminder about how lucky some of us are that don't have to face these kind of problems.  Finally, I want you to know that we are here to help even on Holidays so don't hesitate to call us with any questions that you might have. 

p.s. Can you believe how warm it was today?

Michael Jackson facing Foreclosure

Check this out.  Michael Jackson is now in foreclosure.  Are we in tough times or what?  I wonder who will do a short sale on this one.  Check this link out to get more info.  http://www.luxist.com/2007/11/07/neverland-ranch-is-in-foreclosure/  Also mentioned are other celebrity houses that were in foreclosure at one point.  I thought this might interest some of you.
